A guard booth is a small building with an unusually wide cost range, and the range has almost nothing to do with square footage. An 8x10 booth with tempered glazing and no plumbing is a different product from an 8x10 with UL 752 Level 4 glazing, a rated opaque envelope and a restroom — and the price gap between them exceeds the cost of the shell itself.
Four decisions set the number: occupancy, restroom, glazing level, and whether the booth is permanent or relocatable. Everything below is organized around those four.
Guard booth specification goes wrong in predictable ways, and every one of them is expensive to correct after fabrication.
Undersized cooling. A guard post is occupied continuously and is mostly glass, frequently with a west-facing exposure. The solar gain per square foot is several times that of a comparable office, and a mechanical unit sized by floor area will not hold temperature in August. This is the most common single error.
Ballistic glazing in an unrated wall. A UL 752 Level 3 window set into a standard stud wall produces an assembly that stops nothing, because the wall is the larger target. Rated glazing requires a rated opaque envelope, and the envelope is where most of the cost sits. Specify the assembly, not the window.
Specifying by UL level number rather than by threat. The levels are not a simple ladder. Level 6 is a 9mm handgun threat at elevated velocity with five shots, which places it below Levels 4 and 5 for rifle resistance despite the higher number. Write the threat you are defending against into the specification and let the level follow.
Forgetting the restroom decision until after the pad is poured. Water and sewer to a small booth runs $6,400 to $18,200 and frequently exceeds the cost of the ballistic package. It also changes the foundation, because drain lines have to be cast in. Decide before concrete.
Anchoring a booth that should have stayed portable. A skid-mounted booth is generally treated as equipment rather than a structure, which avoids a building permit in most jurisdictions and lets a rough-terrain forklift reposition it in under an hour. Bolting it to a slab and hard-piping utilities converts it into a permanent structure with a permit, an inspection and no mobility. On a construction site that phases over eighteen months, that is the wrong trade.
Three utility questions decide the site cost. How far is the nearest electrical service point? Trenching runs about $185 per linear foot past the first fifty, and on a large industrial perimeter the nearest panel can be several hundred feet away. Does the booth need a restroom? If yes, water and sewer become the dominant line item. Does the post need to survive an outage? Access control that fails closed will trap vehicles inside the perimeter, and access control that fails open defeats the purpose, so any manned post controlling a gate should have either a battery backup on the controller or a generator inlet.
Data is the fourth consideration and the one most often deferred. Badge readers, camera feeds, intercom and barrier controls all need a path back to the security system. Fiber or shielded copper in the same trench as the power run costs very little at the time and a great deal to add later.

Resident and visitor screening with a call box and gate controller. Usually the most finish-sensitive application since it faces homeowners daily.
Truck scale integration, hazmat manifest checks and contractor badging. Frequently needs a restroom because posts run 12-hour shifts.
Ticket and payment handling with a pass-through window. Compact footprints dominate because lane space is tight.
Mantrap sequencing, badge readers and camera integration. Ballistic glazing is common at this tier.
Container seal verification and driver check-in, often in high-wind coastal exposure requiring upgraded anchoring.
Forced-entry and ballistic resistance to a specified UL 752 level, with blast standoff considerations.
Unmanned monitoring post or manned during outage response, typically with backup power provisions.

Slot-based, not a fixed promise.
A factory runs a queue. When you reserve a slot you are buying a position in that queue, and the honest answer to "how fast" depends on three things: how many slots are already committed, the lead time on the specific materials your configuration calls for, and whether your permit clears before your slot opens.
Current windows run 30 to 90 days from released engineering to delivery for standard configurations. Smaller units with Essential finishes sit at the fast end. Anything with a ballistic package, a hurricane-rated envelope, custom glazing or a second story sits at the slow end because those components have their own supply lead times.
The reason this beats a site-built schedule is not that the factory works faster on any given day. It is that permitting and fabrication run in parallel instead of in sequence, and the on-site set is measured in hours rather than months. Weather stops a framing crew; it does not stop a production line.
Windows move with demand and material availability. A slot quoted today holds while capacity lasts.
